An Emotional Support Animal provides therapeutic benefit to a person with a mental or emotional disability. Unlike service animals, ESAs do not need task-specific training — their presence itself is the support.
What is a Psychiatric Service Dog (PSD)?
A Psychiatric Service Dog is individually trained to perform specific tasks that mitigate a person's psychiatric disability, such as interrupting harmful behaviors, providing deep pressure therapy, or alerting to panic attacks.
How is Colorado Service Animals different?
We connect you exclusively with Colorado state-licensed mental health professionals — not out-of-state clinicians. Every letter is signed by an LCSW, LPC, or psychologist licensed in Colorado.
How long does the evaluation take?
The initial screening takes about 2 minutes. Once you complete the full questionnaire and consent form, your assigned clinician reviews it within 24–48 hours.

Is an ESA letter valid for my Denver apartment?
Yes. Colorado landlords are required under the federal Fair Housing Act (FHA) to make reasonable accommodations for tenants with an ESA letter signed by a licensed mental health professional.
Can a Colorado landlord deny my ESA?
Landlords may only deny an ESA if the animal poses a direct threat or causes substantial physical damage. They cannot charge pet fees or deposits for ESAs in Colorado.

Colorado ESA Housing Rights — In-Depth Questions
What law protects ESA owners in Colorado apartments?
The federal Fair Housing Act (FHA) is the primary protection. Colorado also has the Colorado Anti-Discrimination Act (CADA), which mirrors and in some cases strengthens federal ESA protections. Both apply to virtually all Colorado housing providers.
Does my Denver landlord have to accept my ESA if there is a no-pets policy?
Yes. A 'no pets' policy does not apply to ESAs. Under the FHA, your landlord must make a reasonable accommodation for your ESA if you provide a valid letter from a Colorado-licensed mental health professional.
Can my Colorado landlord charge a pet deposit for my ESA?
No. Emotional Support Animals are not pets under the FHA. Your landlord cannot charge a pet deposit, pet fee, or monthly pet rent for your ESA.
What should I submit to my Colorado landlord with my ESA letter?
Submit a written Reasonable Accommodation Request letter along with your ESA letter. Your landlord has a legal obligation to respond in a reasonable time (typically 10 business days in Colorado). You do NOT need to disclose your specific diagnosis.
My Fort Collins/Boulder HOA says no dogs over 25 lbs. Does that apply to my ESA?
No. HOA breed and weight restrictions cannot override FHA reasonable accommodation rules. Your HOA must accommodate your ESA even if it exceeds their weight limits, provided you have a valid ESA letter.
What if my Colorado landlord refuses my ESA letter?
You may file a complaint with the Colorado Civil Rights Division (CCRD) or the HUD Fair Housing complaint system. Landlords who illegally deny ESA accommodations can face federal penalties.
Psychiatric Service Dog (PSD) Questions
What tasks can a Psychiatric Service Dog be trained to perform?
PSDs can be trained for: deep pressure therapy during panic attacks, interrupting repetitive or self-harmful behaviors, medication reminders, alerting to signs of anxiety or dissociation, room-clearing for PTSD, and grounding techniques for trauma responses.
Can I train my own PSD in Colorado?
Yes. The ADA does not require PSDs to be professionally trained. Owner-training is legal and widely accepted. However, your dog must be reliably trained to perform a specific psychiatric task — not just provide general comfort (that's an ESA).
Does a PSD need to wear a vest in Colorado?
No. Colorado law and the ADA do not require a PSD to wear a vest, patch, or identification. However, many handlers choose to use a vest to reduce public access challenges.
What's the difference between a PSD and an ESA in Colorado housing?
Both have housing rights under the FHA. However, a PSD must be individually trained for a specific task, while an ESA only requires a clinician's letter. A PSD also has broader public access rights (restaurants, stores, etc.) that ESAs do not.
Do I need a PSD letter or ID card?
A letter is recommended for housing (FHA) situations. A PSD ID card, while not legally required, can reduce challenges in public settings. Our PSD bundle includes both the evaluation letter and an ID card for this reason.

What does my Colorado ESA letter look like?
Your letter is printed on the licensed clinician's professional letterhead and includes: the clinician's full name, license type (e.g., LCSW, LPC), Colorado license number, date of issuance, your full legal name, a clinical statement of need, and the clinician's signature. It is delivered as a secure PDF.
How is the letter delivered?
Your letter is delivered as a password-protected PDF to your secure patient dashboard within 24–48 hours of clinician approval. You can download it as many times as needed.
Is my Colorado ESA letter valid nationally?
Yes. Your letter is signed by a Colorado-licensed clinician and satisfies the federal FHA requirement. It is valid in all 50 states for housing purposes.
Can I get a physical copy of my letter?
The digital PDF is the standard format accepted by virtually all landlords. If a landlord specifically requests a notarized physical copy, contact our support team and we will assist.
What happens if my landlord contacts my clinician to verify?
Your clinician's contact information is included in the letter. They are available for landlord verification calls. This is a standard part of our service at no additional charge.
Renewal & Updates
How often do I need to renew my Colorado ESA letter?
We recommend annual renewal. Most Colorado landlords and housing providers accept letters that are less than 12 months old. Some may ask for more recent documentation, especially at lease renewal.
Is the renewal process different from the original application?
Returning clients complete a shorter renewal questionnaire. Your clinician reviews your updated responses and issues a new dated letter. Renewal pricing is discounted compared to the initial evaluation.
What if I move to a new Colorado apartment — does my letter transfer?
Your existing letter is valid for any Colorado (or national) housing as long as it's within 12 months of issuance. You do not need a new letter just because you moved — unless the letter is expired or your landlord requires documentation dated within a specific window.
Can I update my pet information on my existing letter?
If you add a new pet or replace a deceased pet, you will need to submit a new application (or update request) so a clinician can document the new animal. Contact our support team to facilitate this.
Colorado-Specific Questions
Does CU Boulder / CSU accept ESA letters for campus housing?
Yes. University of Colorado Boulder and Colorado State University both have Reasonable Accommodation processes for students with ESAs in on-campus housing. You will submit your ESA letter to the respective Disability Services or Housing office.
Can I have an ESA in Colorado military housing (Fort Carson, etc.)?
Military family housing is subject to the Fair Housing Act (not the ADA). ESA accommodations are generally available in privatized military housing. Check with your specific installation's housing office for their process.
Is a Colorado ESA letter valid for Section 8 / HUD-assisted housing?
Yes. HUD-assisted and Section 8 housing must comply with the FHA's reasonable accommodation requirements. Your Colorado ESA letter is valid for these housing types.
What Colorado cities have the strongest ESA tenant protections?
Denver, Boulder, Fort Collins, and Aurora have active Fair Housing enforcement through the Colorado Civil Rights Division and local offices. Denver in particular has a local Human Rights & Community Partnerships office that handles fair housing complaints rapidly.
Can I bring my ESA to Colorado ski resort/vacation rental?
Short-term rentals (Airbnb, VRBO) have more limited ESA obligations than traditional housing. The FHA's ESA provisions primarily apply to long-term housing (leases), not vacation rentals. However, some Colorado vacation rental hosts do accept ESAs — we recommend checking with the host directly.
