After Your Letter is Issued

Here is how to access, download, and use your Colorado ESA or PSD letter.

Step 1

Download from Dashboard

Log into your patient dashboard at any time and download your signed PDF letter. It is available 24/7 and can be re-downloaded as many times as needed.

Step 2

Email to Your Landlord

Attach your letter PDF to a written Reasonable Accommodation Request email. Keep a copy of your email and your landlord's response for your records.

Step 3

Await Confirmation

Your landlord has a reasonable time to respond (typically 10 business days). If they deny your request, contact us and we will provide guidance on next steps.

Using Your Letter with Colorado Landlords & HOAs

Your rights under the Fair Housing Act are clear — here is how to assert them effectively.

Submitting a Reasonable Accommodation Request

Send your landlord or HOA a written Reasonable Accommodation Request. Include:

  1. Your full name and unit address
  2. A brief statement that you have a disability (no diagnosis required)
  3. A request to keep your ESA as a reasonable accommodation under the FHA
  4. Your Colorado Service Animals ESA letter as an attachment
  5. Your contact information for any follow-up questions

What Landlords Can and Cannot Do

Ask for documentation from a licensed healthcare provider
Verify the clinician's license (contact info is in your letter)
Deny if the animal poses a direct threat or causes substantial damage
Charge a pet deposit or monthly pet fee for your ESA
Enforce breed, size, or weight restrictions against your ESA
Require your ESA to wear a vest or be professionally certified
Ask you to disclose your specific diagnosis

Annual Renewal Process

ESA letters should be renewed annually to remain valid with Colorado housing providers.

When to Renew

Renew your letter within 30 days of its 12-month expiration date. Your patient dashboard will show your letter's expiration date and send you a reminder email 45 days before it expires.

Returning clients complete a shorter renewal questionnaire — no need to re-enter your personal information or pet details. Your previous responses are pre-filled for confirmation.

Renewal Pricing

Renewing clients receive a discounted rate. Your clinician reviews your updated mental health status and issues a new dated letter, usually within 24 hours.
