When to Disclose Your ESA

Apply normally — your application is judged on credit and income. Disclose ESA after approval but before lease signing. Submit reasonable accommodation request in writing.
Why not earlier?
Early disclosure can invite informal pre-screening bias. The FHA protects you regardless, but the cleanest paper trail comes from a clear post-approval accommodation request.
What Colorado Landlords Can & Cannot Ask
May ask
