Colorado Pet Rent and Deposits

Understand Colorado pet rent and deposit limits, then separate ordinary-pet charges from an ESA housing accommodation request. Compare the bill with your tenancy record and seek an individual clinical assessment when you need supporting documentation.

Itemized housing charges
Current statutory limits
Separate clinical assessment

Identify which kind of payment is being requested

A property statement and a clinical-service invoice describe different purchases. Within a housing statement, recurring rent, refundable security and an actual damage claim also need separate attention.

Read the line item before comparing a number

Keep the two ceilings separate

Additional refundable pet deposit
Up to $300 under the act’s pet-deposit provision.
Monthly pet rent
Compare $35 with 1.5% of monthly rent and use the larger ceiling.

Read the signed Colorado pet-ownership act for the provision itself. It is separate from disability accommodation review.

Turn a total into an itemized record

A statement may use terms such as fee, rent, deposit, or damage. Request an itemized explanation and the contractual or legal basis rather than assuming all animal-related charges have the same treatment.

Information to request for each charge
Statement categoryRecord to keep
Recurring amountNote the billing period, first appearance and any later change.
Security amountRetain the deposit description and the terms for its return.
Incident-based claimIdentify the event, inspection material and explanation behind the amount.

If the explanation changes, retain each version with its date rather than replacing the original billing record.

Raise the disability-related request separately from the calculation

If the animal is part of a disability-related request, identify that issue with the housing provider. The ordinary-pet cap is not permission to charge that amount for every assistance animal.

Ask how the disputed item relates to the accommodation review. Keep the provider's answer with the approval, pending request or other relevant correspondence.

Organize the resident-to-provider exchange

Name the date of the accommodation request when asking how the charge was classified.

Reconcile the statement with your own records

Lease and previous bills

Compare the charge with the lease, accommodation response, and previous statements. Note when the charge began and whether it changed after an animal-related request.

Photographs and inspections

A dispute about an accommodation-related fee is different from responsibility for documented damage. Preserve inspection records and photographs relevant to the specific claim.

Your written query

Explain the disputed item and attach the relevant record. Ask the provider to state its position clearly so you can understand whether the disagreement is factual, contractual, or legal.

Colorado ESA and PSD Pricing: Separate from Property Charges

The prices below are service fees, not pet rent or a landlord’s deposit. An assessment purchase does not itself resolve whether a particular property charge is lawful.

Colorado Service Animals does not offer an ESA registry. A professional evaluation determines whether documentation is appropriate; optional cards and certificates do not establish access rights.

Clinical evidence for a housing request

Request an ESA assessment without confusing it with a fee dispute

Start the clinical process when you need your disability-related animal support assessed. A billing disagreement still needs its own housing record.

01 · Complete the free screening
Describe the functional difficulties and the animal’s role, rather than using the disputed amount as evidence of clinical need.
02 · Discuss the support with a Colorado clinician
A professional licensed for Colorado reviews the relevant information and decides whether documentation is appropriate.
03 · Receive an approved letter by email
If approved, use the issued document in your accommodation correspondence; keep invoices and disputed charges in the separate tenancy file.

Resolve the demand with advice about the actual tenancy

Payment and housing disputes can have consequences and deadlines. Obtain qualified advice about your particular circumstances before deciding how to handle an amount demanded.

Animal-charge questions worth separating

Calculation

Do the ordinary-pet limits determine what an ESA must cost?

No. The figures describe limits for ordinary pets. Whether an assistance-animal charge is appropriate requires the accommodation analysis, not just a mathematical limit.

Deposit

Is the additional pet deposit under this act refundable?

The act's additional pet-deposit provision requires refundability and caps the amount at $300. Verify applicability and any disputed deductions using the tenancy's records.

Damage

Does a charge for actual damage become pet rent?

A documented damage claim concerns a specific event or condition. Ask for the supporting record rather than treating it as interchangeable with a recurring animal fee.

Payment

Should I stop paying because a website says the charge is wrong?

Seek advice on your own lease, demand and deadlines before withholding money. This general comparison is not a decision about payment obligations or a substitute for case-specific guidance.

Service invoice

Does paying for an assessment remove an amount from my rent statement?

No. CSA’s service invoice does not adjust a landlord’s ledger. Raise the charge with the responsible housing contact and seek advice if its basis remains disputed.

Combined charges

What should I request if several animal charges appear as one total?

Ask for separate descriptions, dates and amounts for rent, security and alleged damage. Preserve the original statement so later explanations can be compared with what was first billed.

Take the itemization to the right resource

Review the signed pet-ownership legislation alongside the applicable housing-accommodation law. A short online summary may omit coverage, amendments, or facts that matter to your tenancy.
